How to use the information
- Office rents are worth negotiating: in the Helsinki metropolitan area almost one in five office square metres is vacant, and there is plenty of supply in older properties.
- Ask the landlord for incentives, such as rent-free months or a share of the fit-out costs. These are common where there is a lot of vacant space.
- Compare the gross rent (including maintenance), not just the capital rent, and check the index terms.
- Cities' economic development companies (Business Tampere, BusinessOulu, Turku Business Region) help free of charge in finding premises and plots.
- Vacancy in business and logistics premises is only 1–5 %, so good premises are worth booking in good time.
- Only 8.9% of Class A offices are vacant, compared with an 18.6% average across the whole capital region: there is most room to negotiate in older properties.
- Regional differences are large: in July–September 2026 the vacancy rate rose by 3,3 percentage points in Aviapolis and fell by 1,1 percentage points in Keilaniemi. Compare several areas.
- The act on commercial lease relationships was amended in connection with the reform of the Tenancies Act with effect from 1.10.2026. Ask for an up-to-date contract template and check the terms before signing.
- Property tax is included in maintenance costs and thus in the gross rent. Municipalities decide the 2027 rates by 17.11.2026 at the latest.
- If the landlord has registered as liable for VAT, 25.5% VAT is added to the rent. A VAT-liable tenant can usually deduct it, but for a tenant carrying out VAT-exempt activity, for example, it is an additional cost.
